Are you wondering what are the best dates to book hotel in Santorini? We conducted a research with booking.com results and here is what we found.

The results at a glance
- Oia is the most expensive place to stay followed by Imerovigli
- Kamari, Perissa, Perivolos and Karterados are the cheapest
- hotel prices peak in July and August
- for 4 and 5 star hotels in Oia and Imerovigli, prices peak from June to September
- the majority of hotels open in Orthodox Easter holidays and closes in late October
Santorini is a world class destination and has really lots of options for accommodation: hotels with caldera view, cheap hotels, apartments, luxury hotels, cave houses, resorts & spa hotels, suites and villas. The challenge is to book the ideal hotel for you for the best price, delays and poor planning can result in prices you may not afford.
When is low, shoulder and high season?
You can see that for Fira 3 star hotels shoulder season is from May, after the Orthodox Easter, to June and part of September to October. High season is July, August and part of September while low season is November to April.
The prices depicted are average, you'll find cheaper and more expensive than this.
These prices won't stand there forever. Cheaper rooms, from cheap to luxury hotels, are the first to go. As the high season approaches, you'll book the more expensive rooms, for 3 star hotels up to 50% more expensive while for 4 and 5 up to 300%.

Santorini is anyway a very touristy island and tourists visit it even in low season. If you are not really interested in swimming, beach bars, crazy nightlife and crowds then you can visit Santorini anytime.
Regarding swimming, Santorini doesn't have the golden sandy beaches of Paros, Naxos, Mykonos and Milos, beaches in Santorini are not a big thing.
The crowds are also a serious reason to avoid Santorini in high season, if you really want to feel you're on a greek island and not downtown your city then consider visiting Santorini some other season.
The seasons of luxury hotels
Luxury comes at a price and there's no doubt about that.
For Oia 4 star hotels shoulder season spans April, May and October, so it's quite short. High season extends from June to September while low season is November to March.
For the best affordable prices in luxury hotels the only solution is to book early, a usual practice anyway in Santorini.
What are the cheapest villages in Santorini?
The beach villages Kamari, Perissa and Perivolos and the village Karterados. Prices are more affordable than any other place in Santorini, even for 3, 4 and 5 star hotels. The high season is shorter and spans July and August.

Hotel prices in March
With only 1 out of 3 hotels open, Santorini is still cold from winter, average prices are a little less than the 50% of August. Most open hotels are in Fira and Oia and only a few are open on the beach villages Kamari, Perissa and Perivolos.
4 star hotels are open in Fira, Oia and Imerovigli while very few 5 star hotels are open.
Now it's cheaper than ever to stay in hotels with caldera view and in luxury hotels, at least in those that are open. You don't need to book early due to the fairly low demand of this month.
Hotel prices in April
The first month of the spring brings the Easter holidays, 8 out of 10 hotels are open to welcome the visitors and prices remain significantly low, only the 55% of August. There is no significant difference between early and late April in terms of prices and open hotels.
The custom of the procession of the Epitaph in Pyrgos with the thousands of lit cans illuminating the village is well known throughout Greece, many greek and foreign tourists choose Santorini for their holidays.
The hotels on the caldera are almost 100% open, while on the beach villages this drops to less than 50%, as the weather is not yet warm enough for swimming.
Again, this is a great month to visit Santorini, choices are far more than March and prices remain still very low.

In May, after the Orthodox Easter, the tourist season starts officially in Greece, the 100% of hotels in Santorini are open, prices however have not yet peaked, reaching on average 67% for 3 star hotels and 73% for 4 star hotels.
In Kamari, Perissa and Perivolos the hotels open 100% by the end of the month. Usually May is a warm month in Greece but the sea is still cold for swimming.
Now you really have a ton of choices for accommodation beyond the caldera. This month is cheaper than ever to stay on a beach village and enjoy seaviews and seaside walks.
Hotel prices in June
In the first summer month all the hotels on the island are open. Prices in 3 star hotels are in 80% and in 4 star in 90%.
Right now prices are climbing, you won't find many affordable choices for volcano views or luxury hotels unless you have booked early.
You have two choices: either stay at a caldera village without caldera view, or stay in Kamari, Perissa, Perivolos or Karterados since the weather and the sea are warm enough for swimming.
Also keep in mind that the caldera villages are far from the sea and you'll have to use public transport or your vehicle to get to the beach.
Hotel prices in July
All hotel prices are at 100% since the popular destinations reach a peak in July and August throughout Greece. Right now you'll pay for gold luxury and volcano views, it has nothing to do with limited budget, it's expensive. There are some affordable choices but you have to book early.
It's still a good idea to stay on a caldera village without caldera view, especially Fira, or by the beach in Kamari, Perissa, Perivolos or in Karterados and Akrotiri.
Hotel prices in August
In August everything is in 100%, prices, restaurants, bars, night clubs, occupancy of hotels, literally everything.
From the last month just add the crowds of greeks. They get their leaves massively and everywhere you go to Greece it's simply packed. Many businesses also close for 1 or 2 weeks on the 15th of August (the Assumption of Mary is the most important religious feast in Greece).
In fact, in August it's not a good idea to be in a popular destination. Many fellow greeks are telling me that it's better to stay in Athens since they can play soccer on the streets or go to the beaches in a matter of minutes!
Hotel prices in September
Prices on the caldera villages still hold in September, they slightly drop by the end of the month. On the beach villages they drop from the beginning of the month. The weather is hot enough for beach holidays so it's a good idea to stay by the beach.
Hotel prices in October
Prices drop to less than 67% on average reaching pre-summer levels. Many hotels on the beach villages close by the end of this month.
The day is shorter, the weather is less attractive for beach and once again it's a great idea to stay to the caldera.
Hotel prices in November
In November Santorini enters low season, as temperatures significantly drop, the majority of hotels closes and prices for those which stay open are in 60%.
Like in March, you'll find open hotels in Fira, Oia and Imerovigli, most luxury hotels are closed. In Kamari, Perissa and Perivolos hotels are almost 100% closed.
Best dates for caldera view
Caldera view is not a luxury, it can be far more affordable to book a hotel with a view than a luxury one.
As soon as possible you know the dates you are going to visit Santorini, the more the choices you'll have. If you'll go on honeymoon or you know when you'll get your annual leave or your work closes for holidays in August (like in Greece) then search for a hotel.
The opportunities are the first to go so you can be the lucky one.
In such a case you can search even in August, prices are higher but you'll be able to book the most affordable room, not the most expensive one.
If you can't book early, the most affordable months are October to May.
Best dates for sea view
The view to the Aegean sea is more affordable than caldera view. You'll have plenty of choices too.
You can choose the back side of Fira, Firostefani, Imerovigli and Oia (where there's no caldera view), the beach villages Kamari, Perissa and Perivolos and all the other villages such as Karterados, Pyrgos, Mesaria, Vothon, Vourvoulos and Akrotiri.
The most affordable out of all these are Fira, Kamari, Perissa, Perivolos and Karterados. In case you visit Santorini in high season don't forget to book early.
Best dates for beach hotels
The choices you have are Kamari, Perissa, Perivolos, Monolithos, Vourvoulos and Vlychada.
Beach hotels are the most affordable in Santorini, however if you want to stay to a hotel near the sea it's good to book early. Prices peak in July and August.
Best dates for family hotels
Many options on all the villages of Santorini, just book early so as to find a really best value hotel. In Kamari, Perissa and Perivolos you'll find an affordable one even in July and August.
Best dates for cheap hotels
There's no shortage of cheap hotels in Santorini, none of these has caldera view however. Keep in mind that the cheapest villages are Kamari, Perissa, Perivolos and Karterados. If you book early you'll find in Fira too.
Don't book last minute, especially in July and August!
Best dates for affordable luxury hotels - villas - honeymoon - cave houses - jacuzzi/hot tubs - swimming pools - private pools
We consider Santorini is expensive, you may think that you need to spend a fortune to stay in these hotels, but that's not absolutely true. Just stick to these two simple rules we have already mentioned:
- prices peak in July and August, so avoid these months
- book early, if possible more than 6 months in advance (a usual practice anyway in Santorini)
You need to be flexible, you shouldn't expect to find affordable luxury on the caldera in August, this won't happen.
Instead book in June or April, May, September or October when prices drop. Remember that the exact same room is more expensive with caldera view and more affordable without.

Best dates to book hotel in Fira
Fira is the largest village in Santorini, you'll find plenty of accommodations, from cheap hotels to luxury ones with caldera view. High season is in July, August and part of September, shoulder season is May, June, part of September and October, while low is November to April.
4 and 5 star hotels in Fira have the same price level and are more affordable than the rest villages of the caldera. Book early in any case.
Best dates to book hotel in Firostefani
Firostefani is a narrow village on the rim of the caldera with relatively few accommodations. As in Fira, prices peak in July and August. Book early or avoid high season for the most affordable accommodation.
Best dates to book hotel in Imerovigli
Imerovigli is a place of luxury, it's standing on the most privileged area of the volcano, so it's no surprise you'll find there some of the most expensive hotels in Santorini.
However if you book really early you may find some very good deals, so activate email notifications on booking.com. Don't forget that for 4 and 5 star hotels in Imerovigli prices peak from June to September.
Best dates to book hotel in Oia
Oia is the most expensive area, hotels are mainly 4 and 5 star with caldera view and next level amenities.
Take care to book really early to find a good deal, so activate email notifications on booking.com. Prices for 3 star hotels peak in July and August while for 4 and 5 from June to September.
Best dates to book hotel in Kamari - Perissa - Perivolos - Karterados
Prices in these villages have nothing to do with the caldera, it's like on any other cycladic island. High season is in July and August for all types of hotels, even for 5 star.
You can book early if you want but it's not as imperative as on the caldera.
You can see on the chart that Perissa is more affordable than Kamari.
Best dates to book hotel in Akrotiri - Pyrgos - Megalochori - Mesaria - Monolithos - Vourvoulos - Vothon
In these villages you'll find great hotels but not at the crazy prices of the caldera.
Akrotiri and Megalochori have caldera view, but are not located on the caldera rim, Pyrgos is located on a hill, Monolithos and Vourvoulos are on the beach and Mesaria and Vothon have sea view.
Prices peak in July and August, it's good to book early for the best affordable prices.
